Olympic & Bundy / Element LA
Located in West LA on Bundy Dr. and Olympic Blvd., The Element LA Media Campus is a repurposing and development on 11.5 acres consisting of four buildings totaling 250,000 sq. ft. of creative office space and a 255,000 SF stand alone parking structure. ARC Engineering is designing core and shell MEP systems and has teamed with Gensler, Choate Parking Construction and McCormick Construction Company on the $30 million development, which is slated for July 2014 completion.
An early site work challenge entailed coordinating and keeping abreast of the DWPs process to underground relocate huge, overhead and visually undesirable high voltage power poles, as well as substations impeding the design and project needs. ARC then focused on prepping the buildings utilities to be primed for adaptive reuse and creative office type spaces by increasing system capacities, adding new controls, mechanical systems and a brand new electrical distribution system.
Hudson Pacific Properties is developing the campus, which is also seeking LEED certification, and aims to capitalize on West Los Angeles’ growing technology, entertainment and media creative office tenant demand.
